What is it?

If you place a Pad4Pad URL on your web site or blog with special coding, and it's clicked, your photo, contact info and link to your Web site appear at the top of each Pad4Pad page they see as seen below.

Why use it?

  • Co-branding boosts your visibility among the visitors you send from your web site to Pad4Pad.com.
  • Your contact information follows visitors throughout their session on Pad4Pad.
  • Simply add the parameter 'badge=ProfileId' to the end of any URL that links to Pad4Pad.com, and substitute your Pad4Pad Profile Id for 'ProfileId.' If you don't know your Profile Id, you can find it by clicking on Edit Profile.

For example:

  • If your Pad4Pad ProfileId is 3098
  • Co-Branding code: ?badge=3098
  • For example, to link to the Pad4Pad Mortgage rates page: http://www.pad4pad.com/finance/rates?badge=3098

Well maybe its not hidden, but not everybody knows about it and everybody should. I am referring to the House Values Page.  This page allows you to get estimates on any property regardless if it is listed on Pad4Pad or if it is for sale.  Simply input the street address and the City and State you will get Estimates from 3 different vendors.  A really nice feature of this page is not only will you get estimates you will get estimates for properties nearby your property and those properties are put on a map so you can see how the relate to your property.  Get your House Value now.

There are many ways within Pad4Pad to promote yourself regardless if you are a Real Estate Agent, Mortgage Broker, Builder, Real Estate Professional  or mortgages professional or just an individual trying to sell your property.

1.  The first thing you should do is register on the site.  It is free, and you automatically get put into the professional directory.  To ensure your profile gets returned in as many search results as possible be sure and edit your profile once you register.  The registration process only asks the bare minimum to get your account created.  Editing your profile allows you to input more information about yourself and the areas you service.    Also, make your profile URL friendly.  Pick a URL which is catchy and gives some kind of indication of what services you provide.  Visitors to the site are more likely to remember a catchy profile URL than the default URL given to your profile from Pad4Pad.

2.  Blog Blog Blog and Blog again.  Blogging is one of the best ways to demonstrate your knowledge or expertise in a field.  If you are an agent blog about the market conditions in your area.  Discuss the trends you have noticed or talk about the benefits of using an experienced agent.  Visitors to the site looking for an agent will feel more comfortable contacting you if they have read blogs you have authored.

3.  Answer Users Questions.  Pad4Pad rewards top contributors by featuring their profile in the community section.  Additionally, answering user’s questions is a great way to win the confidence and business of users looking to Pad4Pad for answers

So, now that you have listed your property on all the sites on the internet, what do you do next?  Most people are going to sit, wait and hope that someone will see their listing, call and purchase their property.  Not likely unless you are willing to price your home below market and still be willing to negotiate.  This is the trend that we are seeing in Denver.  The market is flooded with buyers who are looking for the "Great Deal".  Well, not on my dime.  If you have your home priced fair, why should you have to give it away?  You shouldn't.  This is where swapping could become a perfect strategy to help you sell your home.

My suggestion is to be proactive.  Don't just sit and wait for the buyer to come to you, take the sale to the buyer.  Especially now that winter is approaching, the housing market is going to slow substantially.  This is when you should be turning up the heat in your marketing as there are many sellers in the same boat as you.  They want to sell their homes but can't.  There are many ways you can market your home to other sellers.  Contact real estate agents in the area you are looking to move.  Send them the link to your listing on Pad4Pad and let them know your intentions.  They might have a seller who is interested or they might know another agent who has a client that might be interested.  You will not believe the activity that a few emails can get you.  You can find their email addresses on their companys home page.  Just type in the city you are lookg to move to and start the emails.  This tactic brought me two potential buyers for my property.  Good luck and get started.
